- Have the place empty, or as empty as it will be. We clean around furniture but a clear home gets the full checklist.
- Leave the utilities on. We need water, hot water and lights, and the fridge should be running if it stays.
- Send us the landlord's or buyer's move-out checklist if there is one; we work from it.
- Tell us the deadline. Walk-throughs and closings do not move, so we schedule around them.
What does a move-out clean include?
A move-out clean is a deep clean of an empty home, so everything is reachable: inside every kitchen and bathroom cabinet and drawer, every closet shelf, inside the oven, fridge, microwave and dishwasher, all bathroom fixtures and tile, floors vacuumed and mopped edge to edge, baseboards and trim, walls spot-cleaned and light switches wiped, window sills and tracks. Garage, laundry room and patio are added on request.
The goal is the walk-through. A client in West Denver booked a same-day move-out clean and wrote that she got her full deposit back; a move-in client in the Highlands said the apartment was pristine when they arrived. That is what the checklist is for.
Will a move-out clean get my security deposit back?
Cleaning is the part of the deposit you control. Colorado law lets a landlord deduct for cleaning and damage beyond normal wear and tear, but not for ordinary wear, and requires the deposit (or an itemized statement of deductions) within one month of move-out unless the lease allows longer, up to 60 days. A documented professional clean removes the easiest deduction a landlord can make. Take photos when we finish and keep the receipt.
What about a move-in clean?
The same checklist, before your boxes arrive. Previous owners and tenants clean to their own standard, and builders leave dust in every cabinet. A move-in clean the day before you move means you unpack into clean drawers and shelves and never wonder what was in the fridge before. We can usually fit a move-in clean between closing and the moving truck; call as soon as you have the keys date.
How fast can you do a move-out clean?
Often the same day or next day, depending on the schedule, and we work early mornings, nights and weekends at no extra charge, which matters when the walk-through is at 9 am Monday. Give us the square footage, number of bathrooms and the deadline and we will tell you right away whether we can make it.

Does the home need to be empty?
Empty is best because every cabinet, closet and floor is reachable. If some furniture stays, we clean around it and tell you up front what we could not get to.
